How We Do It

How Pressure Washing works.

Surface assessment

We identify areas of heavy contamination — oil spots, moss, standing stain patterns — before washing begins. Oil spots require a degreaser treatment prior to pressure washing; otherwise the oil gets spread rather than lifted.

Degreaser treatment (where needed)

Commercial degreaser is applied to oil and fuel contamination and allowed to dwell before washing. This breaks down the petroleum residue so it lifts cleanly rather than getting pushed around the surface.

Pressure washing

Hot water pressure washing is more effective than cold water for petroleum contamination and moss removal. We use equipment appropriate to the surface — high pressure on concrete, lower pressure on older or weathered asphalt where surface aggregate is exposed.

Rinse and inspection

The surface is rinsed clean and inspected for residual contamination. Oil-saturated areas may require a second treatment. We confirm the surface is ready for whatever comes next — sealcoating, striping, or just a clean finished appearance.

Good to Know

Oil contamination in asphalt doesn't just look bad — it breaks down the binder. Petroleum from vehicle leaks softens the asphalt surface and accelerates raveling. Heavy oil saturation may require that section to be removed and patched rather than just cleaned.

The Puget Sound's mild, wet climate is ideal for moss and algae growth on asphalt and concrete. Moss holds moisture against the surface, accelerating deterioration. Regular pressure washing — typically annually — prevents accumulation from becoming a structural issue.

Pressure washing alone doesn't seal, waterproof, or protect your asphalt. It prepares the surface for the work that does. If you're washing to prep for sealcoating, plan to seal within a few days after washing.
