Pre-season contract setup

The most reliable winter coverage is a seasonal contract established before the weather arrives. We assess your property, understand the critical areas — main lot access, fire lane clearance, accessible parking routes — and set a response protocol.

Weather monitoring

We watch forecasts, not just actuals. Liquid anti-icing applied before precipitation freezes is significantly more effective — and uses less material — than de-icing applied after ice has already formed.

Snow event response

When snow accumulates to trigger threshold, we dispatch. Contract clients have priority over call-in requests. For significant events, we work in phases — initial clearing to open traffic lanes, followed by cleanup and edge work.

De-icing and sand application

After plowing, we apply de-icing material to high-traffic areas and pedestrian zones. Material selection is matched to conditions — granular products for standard freeze events, blended products for persistent ice.

Post-event check

Freeze-thaw cycles after a snow event can create ice on surfaces that were clear the night before. We monitor conditions and return for re-application where contracts include ongoing coverage.

Good to Know

Puget Sound snow events are often short-duration but high-impact. Three inches on a Tuesday morning in Tacoma creates more disruption than a foot of snow in a climate built to handle it. The liability exposure is real.

Black ice is the most dangerous condition we deal with in this region. It forms when rain or melting snow refreezes on pavement overnight — particularly on north-facing surfaces and shaded lots. Pre-treatment before forecast freeze events is the most effective mitigation.

Snow removal contracts fill up fast when an event is actually in the forecast. If you need reliable winter coverage, the time to set up a contract is late summer or early fall.

De-icing materials can damage vegetation, concrete, and metal when over-applied. We use the appropriate products at the appropriate rates. The goal is a safe surface, not a white parking lot.
